About the programme

Course Overview

Fit-out and refurbishment projects sit between construction and workplace management, which is exactly where they tend to go wrong: a design that looks finished on paper meets a live building, an existing structure and a set of statutory approvals that were not fully scoped at the outset. This course manages that gap. Participants learn to take a design brief through CAT A and CAT B fit-out stages, choose a procurement route, design and build, traditional or construction management, suited to the project's risk profile, and build a programme that accounts for long-lead items and statutory approvals before work starts on site. Sessions cover the roles and duties introduced by construction design and management regulations, coordinating mechanical and electrical works with the base building, and managing a refurbishment while part of the building remains occupied and operational. The course also addresses quality and compliance: building control sign-off, fire safety and means of escape, and a structured approach to snagging, practical completion and the defects liability period. Case material is drawn from office, retail and mixed-use fit-out work. Participants leave able to plan a fit-out programme with realistic float, manage contractors and statutory approvals through to practical completion, and close out defects so the client accepts a genuinely finished space.

Expected Learning Outcomes

01

Translate a design brief into a phased CAT A and CAT B fit-out programme with realistic float.

02

Select a procurement route, design and build, traditional or construction management, suited to project risk.

03

Sequence statutory approvals and long-lead items so they do not become the critical path late in the project.

04

Apply construction design and management duties to allocate health and safety responsibility across the team.

05

Coordinate mechanical, electrical and base-building works without disrupting an occupied building.

06

Manage the snagging process and practical completion criteria through to formal handover.

07

Track defects through the defects liability period to formal close-out and final account agreement.

01

Fit-Out Briefing, Design and Procurement

2 sessions · 8 points

Session 1From Design Brief to Fit-Out Strategy

  • Translate a design brief into CAT A base-build and CAT B occupier fit-out scope boundaries.
  • Assess an existing building's structure, services and consents before finalising the design.
  • Identify long-lead items, such as specialist joinery or mechanical plant, early in the design stage.
  • Set a realistic project budget covering construction, fees, fit-out furniture and contingency.

Session 2Choosing a Procurement Route

  • Compare design and build, traditional and construction management routes against project risk and control needs.
  • Match contract form and payment terms to the chosen procurement route and project size.
  • Structure the tender process and evaluation criteria to reflect programme and quality priorities.
  • Appoint a principal designer and principal contractor with duties assigned under CDM regulations.
02

Planning and Managing the Construction Programme

2 sessions · 8 points

Session 1Programme Development and Statutory Approvals

  • Build a construction programme sequencing demolition, base works, services and finishes.
  • Sequence building control, planning and licensing approvals so they do not delay site start.
  • Add float around statutory approvals and long-lead procurement, which are the least predictable items.
  • Align the fit-out programme with lease commencement or operational opening date commitments.

Session 2Coordinating Trades and Base-Building Interfaces

  • Coordinate mechanical, electrical and fire systems design with base-building infrastructure capacity.
  • Resolve interface risks between landlord base-build works and tenant fit-out contractors.
  • Sequence trade access in a live building to avoid conflicts with other tenants or operations.
  • Track design changes for their knock-on effect on programme, cost and statutory approvals.
03

Site Management, Compliance and Quality Control

2 sessions · 8 points

Session 1Site Management and Occupied-Building Working

  • Plan phased works in an occupied building to maintain fire safety, access and business operations.
  • Manage noise, dust and access restrictions through a documented method statement for each phase.
  • Coordinate site inductions, permits to work and contractor compliance on a live or shared site.
  • Run regular site progress and quality inspections against the approved design and specification.

Session 2Compliance, Fire Safety and Building Control

  • Track building control inspections and sign-offs against key construction milestones.
  • Verify fire safety and means of escape provisions match the approved design before occupation.
  • Maintain a compliance file of certificates, test results and statutory approvals for handover.
  • Escalate compliance non-conformances to the design team before they are built into the works.
04

Completion, Handover and Defects Management

2 sessions · 8 points

Session 1Snagging and Practical Completion

  • Run a structured snagging inspection against the specification before practical completion is agreed.
  • Set practical completion criteria that distinguish acceptable minor defects from blocking issues.
  • Coordinate operation and maintenance manuals, warranties and as-built drawings for handover.
  • Train the client's facilities team on new building systems as part of the handover process.

Session 2Defects Liability and Project Close-Out

  • Track outstanding defects through the defects liability period to a documented close-out.
  • Agree the final account, reconciling variations and retentions against the original contract sum.
  • Capture lessons learned on programme, cost and coordination for the next fit-out project.
  • Review post-occupancy feedback to confirm the completed space meets its original design intent.
