Survey curtain wall, glazing and sealant condition to prioritise facade maintenance and repair work.
Facade and Building Envelope Maintenance for High-Rise Towers
Maintain high-rise facades and building envelopes: condition surveys, water infiltration investigation, access planning, cladding fire compliance and cyclical maintenance programming.
Course Overview
A leak that appears three floors below its actual source, a sealant joint that looks intact but has lost adhesion, or a cladding system installed under standards that have since changed - facade problems on a high-rise tower are rarely where they first appear and rarely simple to reach. This course covers the maintenance of facades and building envelopes on tall buildings, from condition survey through to retrofit. Participants survey curtain wall, glazing and sealant condition, investigate water infiltration using thermal imaging and targeted testing, and plan access using building maintenance units and rope access within statutory inspection requirements. Further sessions cover sequencing sealant, gasket and glazing replacement at height, assessing cladding against current fire safety compliance requirements, and planning remediation. The course closes with cyclical maintenance programming and the decision between continued repair and full facade retrofit or overcladding. Teaching uses survey reports, thermal imagery and access planning exercises based on realistic tower configurations. Participants leave able to plan facade maintenance that protects weatherproofing, safety and long-term building value.

01Facade Condition Assessment and Building Envelope Performance
2 sessions · 8 points
Session 1Curtain Wall, Glazing and Sealant Condition Surveys
- Survey curtain wall panels, sealant joints and gaskets to classify defects by severity and repair urgency.
- Distinguish a sealant adhesion failure from a substrate movement issue during a facade condition survey.
- Inspect structural glazing connections for signs of movement, cracking or bracket corrosion.
- Record facade survey findings in a format that supports comparison across annual inspection cycles.
Session 2Water Infiltration Investigation and Thermal Imaging
- Investigate a water infiltration report by tracing the path from interior staining back to an envelope defect.
- Use thermal imaging to identify insulation gaps and air leakage paths across a facade elevation.
- Distinguish condensation-related staining from active water penetration using moisture meter readings.
- Plan a targeted water test on a suspect facade area to confirm the infiltration path before repair.
02Access Equipment and Height Safety for Facade Work
2 sessions · 8 points
Session 1Building Maintenance Unit and Davit System Statutory Inspection
- Inspect building maintenance unit mechanisms, wire ropes and safety devices against statutory examination requirements.
- Assess davit arm and monorail anchor points for load capacity before facade access equipment is deployed.
- Review a statutory thorough examination report to decide whether access equipment can be certified for continued use.
- Plan facade access equipment maintenance windows that avoid conflict with building occupancy and events.
Session 2Rope Access Planning for Facade Inspection and Repair
- Plan a rope access inspection route that reaches every facade zone without duplicating anchor point usage.
- Assess rope access technician competency and equipment certification before authorising a facade inspection task.
- Sequence rope access tasks to complete inspection and minor repair in the same deployment where safe to do so.
- Coordinate rope access work with pedestrian protection measures at ground level.
03Repair, Replacement and Compliance
2 sessions · 8 points
Session 1Sealant, Gasket and Glazing Replacement Sequencing
- Sequence sealant and gasket replacement across a facade to maintain weatherproofing continuity during the work.
- Plan glazing unit replacement logistics at height, including hoist access and pedestrian exclusion zones.
- Select replacement sealant and gasket materials compatible with the original facade system's movement tolerances.
- Verify a completed sealant replacement using a water test before removing access equipment from the zone.
Session 2Cladding Fire Safety Compliance and Remediation Planning
- Assess existing cladding buildup against current fire safety compliance requirements for high-rise facades.
- Interpret a cladding fire test report to judge whether a facade system requires remediation.
- Plan a phased cladding remediation programme that maintains building occupancy and weatherproofing throughout.
- Prioritise remediation zones using fire risk assessment findings rather than accessibility convenience alone.
04Planned Cyclical Maintenance and Facade Retrofit
2 sessions · 8 points
Session 1Building Cyclical Maintenance Programmes and Condition Surveys
- Build a cyclical maintenance programme that sequences facade cleaning, inspection and minor repair across a multi-year cycle.
- Set condition survey intervals based on facade material, orientation and exposure to weather.
- Forecast facade lifecycle costs using condition survey trends to support long-term capital planning.
- Present a cyclical maintenance plan to a building owner that links survey findings to budget priorities.
Session 2Facade Retrofit and Overcladding Project Coordination
- Assess whether a facade's condition and performance justify retrofit or overcladding rather than continued repair.
- Plan an overcladding project sequence that maintains weatherproofing and life safety throughout construction.
- Coordinate facade retrofit work with existing building services and occupant access requirements.
- Evaluate retrofit design options against thermal performance and maintenance access requirements for the building's life.
