Specify ISO 19650-aligned information requirements that support facilities management use of a BIM model.
Building Information Modelling for Facilities and Maintenance Management
Turn BIM models into working facilities management tools: ISO 19650 requirements, COBie validation, CAFM/CMMS integration, digital twins and lifecycle costing for buildings.
Course Overview
A building can be handed over with a detailed BIM model and still leave its facilities team guessing, because the model was built to construct the asset, not to maintain it, and the data that matters for a work order was never captured in a usable form. This course teaches how to make building information modelling genuinely useful for facilities and maintenance management. Participants specify information requirements under ISO 19650, validate COBie data drops for the asset attributes maintenance teams actually need, and apply consistent classification using systems such as Uniclass or OmniClass before linking model data into CAFM or CMMS platforms. Further sessions cover generating model-based work orders, maintaining space management records, and integrating IoT sensor data to build a working digital twin rather than a static model. The final module addresses lifecycle costing and retrofit planning using model-linked asset data, and the governance needed to keep a common data environment accurate long after the project team has moved on. Teaching uses data drop templates, classification exercises and model review walkthroughs. Participants leave able to turn a handover model into a maintained, trustworthy operational asset record.

01BIM Foundations for Facilities Management
2 sessions · 8 points
Session 1ISO 19650 Information Management and the Asset Information Model
- Distinguish the asset information model from the project information model when planning facilities handover.
- Specify information requirements under ISO 19650 that ensure the delivered model supports facilities management, not only construction.
- Review an information delivery plan to confirm it includes the data facilities teams will actually need.
- Assess a received asset information model for completeness against the original employer's information requirements.
Session 2COBie Data Drops and Facilities Handover Requirements
- Define COBie data drop requirements that capture asset attributes needed for maintenance planning.
- Validate a COBie data set for missing or inconsistent asset attributes before accepting facilities handover.
- Sequence data drops across a project programme so facilities data is available before practical completion.
- Reject or return a non-conforming data drop with specific evidence of the fields that fail validation.
02Asset Data, Classification and CAFM Integration
2 sessions · 8 points
Session 1Asset Tagging and Classification Using Uniclass and OmniClass
- Apply Uniclass or OmniClass classification codes consistently across an asset register derived from a BIM model.
- Resolve a classification inconsistency between design model data and existing facilities asset registers.
- Tag assets within the model so each links unambiguously to its maintenance and warranty record.
- Audit asset classification data for consistency before it is migrated into an operational system.
Session 2Linking BIM Models to CAFM and CMMS Platforms
- Map BIM model asset data fields to the corresponding fields required by a CAFM or CMMS platform.
- Plan a data migration sequence from BIM model to CMMS that avoids duplicate or orphaned asset records.
- Test a sample of migrated assets to confirm maintenance schedules generated correctly from model data.
- Resolve a data mismatch between model geometry and physical asset location during system integration.
03Operational Use of the Model
2 sessions · 8 points
Session 1Model-Based Work Order Generation and Space Management
- Generate a model-based work order that links a maintenance task to its exact asset location and access route.
- Use model data to plan technician access routes for maintenance tasks in constrained or high-security areas.
- Update space management records using model data following a fit-out or space reallocation project.
- Verify that a model-generated work order reflects the current as-built condition rather than the original design.
Session 2IoT Sensor Integration and Digital Twin Development From BIM
- Plan IoT sensor placement referenced to model geometry so live data aligns with the correct asset object.
- Build a digital twin view that combines model geometry with live sensor and maintenance status data.
- Diagnose a data alignment issue between a digital twin display and the underlying BIM model reference.
- Assess which building systems justify digital twin investment based on maintenance value versus data complexity.
04Lifecycle Management and Model Governance
2 sessions · 8 points
Session 1Lifecycle Costing and Retrofit Planning Using BIM Data
- Calculate lifecycle cost comparisons for competing asset replacement options using model-linked maintenance data.
- Use model data to identify retrofit candidates based on asset age, condition and performance records.
- Plan a retrofit project sequence that accounts for model-documented clashes and access constraints.
- Present a lifecycle costing case to a building owner using model-derived asset condition and replacement data.
Session 2Common Data Environment Governance and Post-Occupancy Model Maintenance
- Define common data environment governance rules that keep facilities data current after project handover.
- Assign responsibility for post-occupancy model updates following asset replacement or space changes.
- Audit a common data environment for stale or unauthorised changes to operational asset data.
- Plan a model maintenance routine that keeps the facilities model aligned with the building's as-operated condition.
